Plenty of patios in Perth's northern suburbs are now thirty or forty years old. The sheeting has gone brittle, the frame is rusting at the base of the posts, or the whole thing was built to a standard that would not be approved today.

Past a certain point, patching it is throwing money at a structure that is going to keep asking for more. Replacing it gives you a building with current engineering, a current permit and a roof that will outlast the one that came off.

We do not repair patios or work on an existing frame. What we do is the full replacement: demolish the old structure, remove it from site, and build a new Colorbond patio in its place.

Most replacements go back up as open-style patios, which is the majority of what we build, though the new one does not have to be the same size or shape as the one it is replacing.

Demolition included

Taking the old patio down and taking it off site is part of the job, not a separate trade you have to organise and pay for first.

How the Demolition Works

The old patio comes down before the new one goes up, and both happen under the same quote. The site is left clear and ready rather than handed back to you between stages.

Site check and quote

We look at what is there, what is holding it up and how we will get it out, then give you one fixed price covering demolition and the new build.

Disconnection

Any lights, fans or power on the old patio are made safe by a licensed electrician before anything comes down.

Roof and frame removed

The sheeting comes off first, then the beams and the posts, and the footings are cut off flush or dug out depending on where the new posts land.

Taken off site

The old structure leaves with us. You are not left with a pile of steel on the lawn waiting for a skip.

Slab checked

We check the existing slab or paving for level, drainage and condition, and tell you before the new build starts if it needs work.

If the old roof is asbestos

Patios built before the late 1980s sometimes used asbestos cement sheeting. It is not something to break up or handle yourself, and in Western Australia removal is work for a licensed asbestos removalist. We flag it at the quote if we think that is what you have, so it is dealt with properly before any new build starts.

A replacement is treated as a new structure, so it goes through the same approval path as any new patio. We prepare the drawings and the structural engineering and lodge the building permit application with the City of Joondalup or your local shire.

Old patios often have no paperwork at all

A structure built decades ago may never have had a permit, or the records may be long gone. That is common and it is not a problem for a replacement: what gets approved is the new patio, on its own drawings.

If the old patio sat closer to a boundary than current rules allow, the new one is designed to comply. We check setbacks, easements and any local overlays before you get attached to a size that cannot be approved.
