Patios Mullaloo
Mullaloo backyards do most of the entertaining from November onwards, so the patio is really the dining room for half the year. We design around a table and a barbecue first, and worry about the shade line second.
The suburb runs from original 1970s and 1980s beach houses through to full knock-down rebuilds, sometimes on the same street. Those two starting points call for different patio designs, and we treat them differently.

Designing a Mullaloo Patio Around the Table and the Barbecue
The patio becomes the main eating space in a lot of Mullaloo homes once the weather turns. That changes the brief. The roof needs to cover a full table with the chairs pushed back, plus the barbecue and whoever is standing at it.
We measure the setting you already own, or the one you intend to buy, before we settle on a span. Falling half a metre short is the regret we hear most often, because it leaves one end of the table sitting out in the afternoon sun.
Post positions matter just as much as the span. We walk the line from the kitchen door to the barbecue and place the posts so nobody carrying a tray has to sidestep one.

What usually drives people back indoors here is the afternoon sea breeze picking up, not the weather. We hang cafe blinds on the sides the breeze actually comes from, so you can drop two of them for dinner and roll them up again, rather than enclosing the whole patio and losing the open feel.
Original Beach House or Modern Rebuild: Two Different Mullaloo Jobs
Mullaloo carries both the original 1970s and 1980s beach houses and the rebuilds that have replaced them, often next door to each other. Which one you are standing in decides most of the patio design before we talk about style.
Original homes tend to have lower eaves, a simple roofline and no built-in alfresco, so the patio is a genuine addition and we have real freedom in where it sits. Rebuilds usually arrive with an alfresco opening already framed, and the work is matching what is there.
Colour follows the same split. On a rebuild we match roofing, posts and fascia to the existing Colorbond so the patio reads as part of the house. An older home often has no colour worth matching, so the whole rear elevation can be lifted instead.

Measure your table, then allow enough beyond it for chairs to push right back and for someone to walk behind them. Add the barbecue and standing room on top of that. We bring a tape to the site visit and mark the footprint out on the ground so you can see it before you commit.
Not if the design accounts for it. We look at which sides the breeze comes through on your block and screen those, usually with cafe blinds you can drop only when you need them. The breeze is worth keeping most of the time, it just needs to be controllable at dinner.
They shed a fair bit of it, but their real job in Mullaloo is blocking wind. If you want a genuinely weatherproof space, a patio enclosure with fixed glazing is the better answer. We are happy to price both so you can compare.
Usually yes, though older homes often have lower eaves, so headroom is the first thing we check. If attaching would cramp the space, a freestanding patio on its own posts gives you full height and a free hand with positioning. We work that out at the measure visit before any design is drawn.
Mullaloo sits in the City of Joondalup, and that is the permit authority for the build. We prepare the drawings and the engineering certificate, lodge the building permit application with the council and handle any questions they come back with. Nothing in that process needs to land on your desk.
Yes. Boat and caravan ports are a common request here, and we size them to the vehicle on the trailer rather than to a standard span. Bring us the height with the trailer under it and we will design to that.
